Chy Bowyn is a fine example of a large, detached contemporary home situated in the sought-after Hamlet of Goonbell. This uniquely designed residence is a perfect blend of new and old, with modern architecture adjoining an original stone barn. Upon entering the property through the front porch, you are greeted by the spacious and open plan lounge kitchen dining room, which really sets the tone for immaculate presentation found throughout. The vaulted ceiling provides a great sense of space, whilst the room is flooded with natural light from windows and Velux, as well as folding doors opening to the enclosed courtyard garden. The room is complimented with a wealth of features, including the large and well-appointed modern kitchen with a range of integral appliances, curved black granite breakfast bar, suspended brushed steel log burner, engineered oak flooring, under floor heating, and a curved staircase leading up to a mezzanine reception space. The reception space has doors opening to a balcony, with views extending to St Agnes Beacon and the surrounding countryside. Doors from the living space open to two bedrooms. The master bedroom is a spacious double room, with tiled floor, doors opening to the front garden and views across the surrounding countryside. The en-suite is a beautiful modern suite, fully tiled and affording under floor heating. The second bedroom is a large double with tiled floor, doors opening to the rear garden, and an immaculate en-suite shower room.
From the lounge kitchen dining room, there is a lobby which links the modern section of Chy Bowyn to its original stone barn conversion. This lobby features exposed stone sections and glazed doors opening to the courtyard, whilst also leading to the utility room which affords ample space for white goods and has a door opening to the side garden. Also accessed via the utility room is a shower room featuring a walk-in shower, finished with pebble tile floor and walls. From the utility room, doors open into the reception room/snug. This is a wonderfully cosy room, affording lots of natural light due to double aspect windows & a glazed door to the rear garden, and a feature log burner. The oak staircase rises to serve the first floor, affording two further double bedrooms, both with modern en-suite shower rooms. Externally the gardens are a true delight and due to its position set back from the main road, offer a great level of privacy. The sweeping driveway is laid to stone chippings and circles a raised lawn area, planted with a beautiful range of flowers, shrubs, and plants. The driveway features a timber storage shed, wood store and also provides off road parking for several vehicles. The walled courtyard garden offers tremendous privacy and hours of sunlight. Featuring a timber decked area with a thatched summer house, patio walkway, stone chippings and planted beds. Gated access to the driveway. A footpath leads round the side of the barn, with an external staircase rising to the first floor. Services - Mains water, electricity and drainage. Oil fired central heating. Tenure - freehold. Council Tax - Band F.

The open plan living space has been brilliant for family parties, particularly in the summer when we open the bifolds and drift into the courtyard. Eating an evening meal upstairs with the balcony doors open, enjoying the sunsets over St Agnes beacon. The sunsets are stunning. Walks from here are great with easy access to the coast path at Perran, Chapel Porth or Porthtowan.

Quiet and peaceful rural property
Above: Falmouth
Above: Little Carnmenellis
The property lies on the south-eastern slopes of Carnmenellis, one of the great hills running down the spine of Cornwall. The landscape is wild and romantic with scattered small cottages and farms with fields enclosed by stone hedges made from granite moorland boulders. Sitting approximately 40m below the summit, the house enjoys a delightful rural position with far-reaching views across many miles of open countryside. The location is most attractive although not remote with other properties in the general area. Local amenities will be found at Stithians while a number of towns are within easy reach including Truro (13 miles), Falmouth, (9 miles) and Helston, (7 miles). All offer a good range of shopping facilities. A mile or so to the east is Stithians Reservoir, a body of water covering around 275 acres and offering a ranger of leisure pursuits including fishing, sailing, windsurfing and canoeing. But it is perhaps for bird watching that the reservoir is best known with a wide resident population supplemented by migrants. Also readily accessible is the north coastline which offers a choice of sandy beaches.

"Little Carnmenellis has proven to be our perfect work/life balance hideaway, the mornings and evenings are so full of nature’s chorus and the wildlife is a joy to watch. We are fortunate in that our home is surrounded by our own land and we are quite central to everything we need."
