introduction
This substantial and imposing late 19th Century Cotswold country house is set in approximately 34 acres with uninterrupted views towards the picturesque village of Lower Slaughter.
Approached via an impressive tree lined drive, the visitor arrives at an entrance porch believed to be an early Edwin Lutyens design. Opposite is a rather splendid water feature. The house was built in 1872 for H A Brassey, a railway baron, whose family still owned the estate in the mid-twentieth century. Mr Brassey’s initials can be seen on the rear elevation. Internally there are many original period features including ornate cornicing and handsome fireplaces. In need of substantial modernisation and renovation, Copse Hill House provides flexible living accommodation with well-proportioned rooms and high ceilings.
Whilst a splendid reception room in its own right, it also leads on through double doors to the drawing room. This wonderful high ceilinged room with three floor-to-ceiling windows overlooking the garden and views to the south along boasts another very fine period fireplace and ceiling cornicing and also can lead onto both to the dining room and library/sitting room. All the principal reception rooms are impressive by their size and scale and each boasts a distinctive and elegant fireplace arguably from an earlier age and most likely pre-dating the house. Also on the ground floor is a comfortable study.
The reception hall is a magnificent space which is not only double height but has a balustrade gallery around one side, a large working fireplace with period moulding details and a sweeping staircase.
Property
Although the house is in need of some updating, one of the great attractions is the current layout and in particular the position of the very large kitchen, in the west wing of the house close to the dining room and also enjoying south facing views. Huge scope exists to create a stunning bespoke kitchen incorporating the expansive bay window. The household offices are also adjacent to this space.
An elegant staircase rises from the reception hall to the first floor galleried landing providing access to the bedroom accommodation which, unusually for a property of this size, is set out over one floor. The principal bedroom suite comprises a superb bedroom, with bay window, leading to a dressing room and bathroom. There are six further excellent bedrooms and two bathrooms. Potential exists to create a two bedroom staff to the rear of the property with a separate staircase. On the second floor is a range of attic rooms which are perfect for storage or refurbishment to create additional bedrooms. The property benefits from extensive cellarage including a boiler room and wine cellar.
accommodation
The house sits in parkland laid out in the 19th century, when in 1852 part of the manorial estate of Upper Slaughter (including the old manor house) was exchanged for the glebe land at Sherborne and Windrush and later became known as Copse Hill.
The gardens are well maintained and have a number of wonderful mature trees. Outbuildings include open garaging and workshops along with a pool house by the swimming pool. There is also a tennis court (now disused). The land is a mix of parkland and small wooded areas.
Gardens & Parkland
Copse Hill House is situated between the highly regarded villages of Upper Slaughter and Lower Slaughter, the latter widely regarded as one of the prime Cotswold villages and built on both sides of the River Eye.

connects the two villages. Once the village was dominated by a Norman castle but all that can be seen of it today are the remains of the motte and bailey. The beautiful gabled Lords of the Manor is one of the finest buildings in the area dating from the 15th century and is now a luxury hotel. The medieval almshouses in the centre of the village were restored by the architect Edwin Lutyens in the early 1900s. Nearby Bourton-on-the-Water (2 miles) and Stow-on-the-Wold (3 miles) both provide excellent facilities for day-to-day shopping with supermarkets, libraries, banks and a range of speciality shops. The Daylesford organic and lifestyle shop is 8 miles away. The larger centres of Cheltenham, Cirencester and Stratford-upon-Avon provide extensive cultural, shopping and leisure facilities whilst The Lygon Arms at Broadway has a private members health club which is also available for non-guests. The area is known for interesting churches and there are important gardens at Hidcote and Kiftsgate and further afield there is the magnificent Blenheim Palace. The area is renowned for state and private educational establishments including The Cheltenham Ladies’ College, Cheltenham College and Dean Close, Kitebrook Preparatory School and Chipping Campden and The Cotswold School, both rated ‘Outstanding’ by Ofsted. Sporting opportunities in the area are excellent with the Heythrop Hunt, fishing and shooting. There are golf courses at Naunton Down, Chipping Norton, Burford and Broadway. National Hunt Racing at Stratford-upon-Avon and Cheltenham. Stratford-upon-Avon is also home to the world renowned RSC. There are fine walks via an abundance of bridleways and footpaths for horse riding and walking enthusiasts.
Most of the properties in the village date back to the 16th and 17th and are constructed from Cotswold stone. There are two highly regarded hotels in Lower Slaughter, Lower Slaughter Manor and Washbourne Court as well as St Mary’s Parish Church and a historic water mill. Upper Slaughter is one mile away from Lower Slaughter and resides on a gentle grassy slope above the River Eye that
