Burnthouse, St. Gluvias, Penryn, Cornwall, TR10 9AB
Higher Pascoe
-This is a good-size family home with the interest and character of a traditional, sympathetically modernised Cornish house built some 200 years ago. Larger than on first appearance, it started as two properties converted into one and subsequently extended. -The current owners have created a wonderfully stylish and comfortable ambience that continues throughout the home. Evidence of expert craftsmanship and quality detailing are noted, but not limited to the Farrow & Ball décor and luxury Treyone kitchen (https://www.treyone.co.uk/) -An oak frame porch with matching oak front door leads to an inner hall with access to the dining room and a versatile reception room, currently used as a snug/home office. The dual aspect room enjoys a large fireplace with a granite mantle. The adjoining dining room offers great space for a large table and chairs. -A beautiful bespoke oak doorway leads to the very attractive and bright kitchen aided by a large skylight. This stunning recent improvement boasts a range of base and wall mounted cabinetry with granite worktops that wrap to three sides of a central matching island. A modern three-oven gas-fired Aga and slate-tiled floor are complemented by and under-mount sink with boiling water tap and integral dishwasher. There is room for both a free-standing fridge freezer and breakfast table and chairs. -Glazed French doors lead to a rear hall/boot room used as the principal entrance accessed from the driveway. -A stable door from the kitchen accesses the integral garage which also houses gas central heating and hot water boiler and tank plus the equipment for the solar thermal and photovoltaic panels which provides a substantial income. -A short flight of steps from the dining room lead to a large light sitting room with a featured Contura wood burning stove.
Originally three rooms, it has exposed beams, deep windowsills with upgraded wooden double-glazed windowswith its character features preserved and improved. This room overlooks the sun-trap garden terrace and a door leading to the same. There is a useful and recently updated w/c and utility adjoining the sitting room. -A modern oak staircase with glass balustrade leads up from the sitting room to two of the four bedrooms. All four of the bedrooms are large enough for double beds and all contain fitted wardrobes. Each also has south-east facing windows overlooking the garden. The layout of the rooms upstairs is unusual, a result of the original layout being two separate homes. The master bedroom has a recently updated en-suite shower room with a skylight and dual aspect windows. -This is a beautifully presented home with attractive gardens in a most desirable area which is very convenient for Truro, Falmouth, and both South and North coasts. GROUNDS AND GARDEN The drive for the property leads up to a parking area for a number of cars and the integral garage. To one side of the house is a lawned bank which borders the neighbouring fields and rises to the rear of the property. To the opposite side of the drive there is an attractive lawned garden with a border of mature planting beds and new octagonal garden room/gazebo. The living areas of the house all look out to the private south east garden. The lawned garden wraps around the house here and ends at a large partly stone-paved terrace which is both private and sheltered. The whole of the garden, much like the house, has been tended and improved throughout the owners' time at the property and is a very attractive low-maintenance asset of the property. SERVICES The property has photovoltaic and thermal solar panels, mains gas-fired central heating and a wall mounted air conditioner. The property is on mains water with private drainage.

Quiet and peaceful rural property
Above: Falmouth
Above: Little Carnmenellis
The property lies on the south-eastern slopes of Carnmenellis, one of the great hills running down the spine of Cornwall. The landscape is wild and romantic with scattered small cottages and farms with fields enclosed by stone hedges made from granite moorland boulders. Sitting approximately 40m below the summit, the house enjoys a delightful rural position with far-reaching views across many miles of open countryside. The location is most attractive although not remote with other properties in the general area. Local amenities will be found at Stithians while a number of towns are within easy reach including Truro (13 miles), Falmouth, (9 miles) and Helston, (7 miles). All offer a good range of shopping facilities. A mile or so to the east is Stithians Reservoir, a body of water covering around 275 acres and offering a ranger of leisure pursuits including fishing, sailing, windsurfing and canoeing. But it is perhaps for bird watching that the reservoir is best known with a wide resident population supplemented by migrants. Also readily accessible is the north coastline which offers a choice of sandy beaches.

"Little Carnmenellis has proven to be our perfect work/life balance hideaway, the mornings and evenings are so full of nature’s chorus and the wildlife is a joy to watch. We are fortunate in that our home is surrounded by our own land and we are quite central to everything we need."
