Over a number of years we have worked with a private client to develop one of the best examples in the UK of an integrated multi-technology renewable energy park. The park is in Wales, and the mature assets on the park are now being disposed of at a considerable profit on cost. For a pension fund client, we have developed over 20 renewable energy projects linked to their property assets. These have generated new income streams, improved the buildings’ environmental ratings and opened up re-gear opportunities. We have worked closely with owners to develop ESG strategies, policies and protocols for property fund managers and large estates valued at over £5 billion in the past 12 months. The ESG framework we have implemented flows from initial high-level strategies to practical asset level guides to aid property and asset managers. We have a breadth of experience working for investors in finding, assessing and negotiating on investments to meet client criteria; initial and ongoing energy and buildings assessment and monitoring; and space planning and workplace transformation programmes (to name a few). We are well versed on a range of benchmarks and certifications, as well as a range of technologies to support investors and their strategies. Recent work for occupiers includes supporting our clients through major office refurbishments, advice around integrating ‘smart building’ technology, renewable energy sources, health and wellbeing and supporting net zero commitments. Recent work for developers includes our project in London Bridge with Edge Tech, who are currently embarking on building the most sustainable office tower in London. Working for one of the world's best developers in this field has provided us with an on-going learning opportunity. For lenders, we have a wealth of knowledge from previous or existing projects which could assist in helping define and set KPIs for sustainable-linked loans. We partner to help develop criteria around sustainable-linked loans, with our capital advisory and valuation teams on hand to advise you on the impact of ESG initiatives. We strive to advise lenders on improving their offering to borrowers, and what they can do to have a competitive edge over their peers. For rural and agriculture clients, recent work includes a strategic review of a large farming business near Birmingham, which looked at the role that the farm had in the wider estate, local area, development opportunities and communities. To integrate the farm fully into the landscape, it was restructured based on regenerative agriculture to be as sustainable as possible (economic, environmental, social). The farm plays a key part in delivering legacy developments on the estate and is fully integrated into those plans by providing local food production, public access, flood mitigation and biodiversity offsetting.

Central to Knight Frank’s ESG offer is our award-winning Energy, Sustainability and Natural Resources team. The team brings together a wide range of specialist ESG expertise, combining renewable energy advice and corporate power purchase agreements, off-setting through carbon removal projects, regulatory compliance, investment advice and much more. As well as acquisition due diligence work, the team undertakes environmental reporting, sustainability risk assessments, upgrade surveys and costings advice. In addition to providing specialist advice directly to clients, the Energy, Sustainability and Natural Resources team also works alongside all our other teams to ensure that ESG is at the heart of their services. Some services relate to specific stages of the building lifecycle, such as geospatial mapping and site selection, planning, design and development, leasing, operation and management, refurbishment and eventual demolition or repurposing. Other services, such as investment, carbon reduction/offsetting and capital advisory services, may continue through the whole life cycle: and in all cases, the focus on the ESG agenda is key. Our valuation services themselves span the whole life cycle of any building. Our valuers are aware of the ESG risks, benefits and potential impacts on value, and reflect them in line with the market. Physical climate/environmental, transition, reputational and tenant counterparty risks may impact detrimentally, while social, health and wellbeing attributes, community benefits and strong governance may enhance liquidity and value. Our valuers are also aware of features and certifications that may inform a building’s green credentials, and the potential implications of green financing and sustainability-related lease clauses. As well as reflecting ESG issues in our mainstream valuations, our valuation service includes specialist renewable-energy related valuations such as solar farms, electric vehicle charging stations and wind turbines.
