About
A beautifully presented Grade II listed country house with cottage and modern summer complex situated on the edge of a lovely unspoiled village.
Maces Farmhouse is a former farmhouse dating from the mid to late 17th century, constructed of coarse squared and dressed limestone with dressed stone quoins. The house was extended to the rear in the late 20th century creating a generously proportioned family house, benefiting from both the charm and history of the original house plus the light and spaciousness of the modern additions.
The reception rooms are very well proportioned and comprise a generous drawing room, family room, study and an intimate, charming dining room. The kitchen is expansive with a light filled dining area overlooking the gardens. Located beyond the kitchen is a large boot/laundry room.
The bedrooms are set out over two floors with a large principal suite, three further bedrooms, one with slightly restricted headroom and currently set up with fixed study areas, and family bathroom.
The house has beautiful far reaching west-southerly views across the open Cotswold countryside. The extensive gardens were designed and planted by the creative landscape specialists and award winners Bowles and Wyer. Widespread planting of shrubs and trees help frame the views, whilst gently hiding the tennis court and swimming pool area. Stone terracing, walls and pathways have been created to ensure privacy and enjoyment of the quiet seclusion and rolling landscape.
To the side is a two bedroom, two bathroom cottage which is ideal for staff, guests or dependent relatives.

The current owners have added an incredible summer/party house set by the very impressive outdoor heated swimming pool and spa. It includes a cinema, well equipped kitchen/living room, gymnasium and changing rooms. Other storage rooms could be converted to bedrooms if required, subject to any necessary planning consents. A workshop and garaging adjoins the building.
There are also two level fields currently cut for hay with a timber farm building used for storage. A grazing agreement currently exists and can be obtained from the agent.
In all the fields, gardens and ground extend to just over 13 acres.
