Located within a sought after waterside village stands this most unique property which has been RIBA architect designed to make the most of its location, plot and the tidal estuary views. Sited within generous gardens the house provides superb southerly views towards Restronguet Creek and beyond to St Anthony's Head.
This contemporary property, completed in early 2006, offers light and airy accommodation with complementing character features. Oak floors, aluminium powder coated double glazed windows, dressed granite lintels and an oak staircase. A very impressive galleried sitting room with an exposed A-frame vaulted ceiling has a balcony providing far reaching marine and rural views across Restronguet Creek and Restronguet Point towards the River Fal.
There are two en-suite bedrooms, one on the ground floor and a master bedroom and en-suite bathroom on the first floor with two further bedrooms and a 19ft square kitchen and adjoining utility. There is also an additional large family bathroom and separate cloakroom/WC.
A gated drive leads to a single detached garage with an automatic roller door in front of a tarmac parking area with room for 2-3 cars.
Entering the house the reception hall is notable for south facing large glazed doors allowing ample natural light and access to the front gardens. There are three double bedrooms, one with an en-suite, a family bathroom and a cloak room at this end of the house.
At the end of the hall is a large kitchen/diner with its own access to both the front and rear gardens. The kitchen features modern, Italian style, handleless cabinetry with engineered stone worktops. There is an inset Stainless Steel Belfast sink , built in fridge/freezer, Dishwasher and Stainless Steel Extractor. A recently installed electric AGA is available by separate negotiation. The kitchen offers ample storage, an adjoining utility room and plenty of space for a family dining area. There is underfloor heating through the entrance hall and kitchen.
Proceeding up the Oak staircase, the Architect intended for there to be an element of surprise as you enter the sitting room. The vaulted ceiling, oak floors and open fire create both a sense of space and comfort. Windows overlook the rear garden while a balcony to the front of the house offers lovely views over the creek.
The master suite has a large double bedroom with fitted wardrobes, hardwood oak floor and a Juliet balcony. The en-suite has dual aspect windows, a bath and separate shower.
The front garden has a good sized decked area and level lawn. It is walled and bordered by mature hedges creating a lovely private seating and dining area. To the rear there is a large lawned garden with an attractive cobbled path meandering its length and passing an ornamental tree with a seating area below. Bordered by mature plants and fencing this is a garden to be proud of and a delight for a family to enjoy.

In the Owner’s Words:
"For us, the Penpol area provides the perfect mix of a tranquil and scenic location yet within very easy access to Truro and Falmouth. On the shores of Restronguet Creek in an Area of Outstanding Natural Beauty lies the waterside village of Penpol. Many think that this part of Cornwall is the most beautiful, the combination of trees and water showing off nature at its very best.
The Cathedral city of Truro lies approximately five miles to the north and Falmouth about nine miles to the south. Connecting the two is the River Fal which offers excellent sailing in the main river or numerous small creeks to explore. Penpol boatyard is around 400 metres distant and Mylor Yacht Harbour approximately eight miles away by road.
Set in a desirable village on the Fal Estuary, with easy access to the City of Truro the location offers the serenity of the waterside with the convenience of having local amenities nearby.
