The easing of social distancing measures and the subsequent return to London has meant prices in prime central London are now increasing at their fastest rate since 2014. Over the first three months of 2022 prices in central London increased by 1.1%, and have increased by 2.8% over the last year. This more sustained growth confirms our view that central London values have bottomed out and its recovery has begun, after 7 years of price falls. This recovery is being led by larger homes with gardens which means the markets of Notting Hill, Holland Park and Kensington have all seen growth of over 4% over the last year. However, a gradual increase in international buyers and more office workers returning to the capital also means flat values in prime central London have started to recover strongly, with flats increasing by 1.8% in the last year. An increasing number of those who have bought in the country during the past two years are now looking for a pied-a-terre in London for mid-week use.

Our buyer surveys have seen a significant shift over the last two years towards a greener and more sustainable way of living, with buyers demanding more from the developments they live in. One area within ESG that proved a key decision maker for buyers is their accessibility to green space, no doubt exacerbated by the lockdowns we have all endured, but showing no signs of reducing in importance in a post lockdown London. Whilst being close to a park or water in London has always been a significant drawer for buyers developers have started to create a similar appeal by providing this type of green space within their developments and in turn improving the quality of life for their residents.
Whilst this is all heading in the right direction and providing green space has obvious benefits for the residents who live there, questions are now being asked as to how this can be taken that step further with more focus on the wildlife and biodiversity within these artificially created green spaces within developments and how they can positively contribute towards the promotion of native species (flora/fauna) and more importantly the biodiversity net gain. Biodiversity Net Gain can be described as a mechanism for ensuring that the impacts of a development on biodiversity are overall positive and usually requires a minimum of 10% net gain for biodiversity against a baseline assessment. This usually involves working with ecological experts and habitat replacement and/or enhancement with the introduction of such things as designated areas for wildflowers, ponds, hedgerows, mature trees, green/living walls and roofs, bat/bird boxes/roosts, beehives, bee bricks etc and well thought out nature trails so both residents and the wider public to enjoy and feel more connected to nature!

Over the last two decades we have seen competition between developers escalate when it comes to the provision of residential amenities. From gyms, spas, swimming pools, screening rooms and business suites to golf simulators and recording studios we have seen it all and more. In the last couple of years, such offerings are increasingly framed within the ever-more prevalent pursuit of ‘wellness’. So what does this mean for the residents of London’s super-prime property? There is no one size fits all – every new scheme should have its own USP, enabling potential buyers to differentiate and make the choice that is most attuned to their lifestyle and expectations. But what we are seeing is something exceptional, something for which wealthy buyers are prepared to pay a significant premium. That is because it is about longevity and the quality of the life they want to live. After all, if they have spent many years making their money, they want to live long and well enough to enjoy it.
On nearly all of the super-prime projects that I have the privilege of working on, wellness has become the focal point of how the approach to amenities, and importantly services, is designed and delivered. From top of the line air filtration, carbon dioxide sensors (to let the air handling systems know when to boost the refresh rate), circadian lighting (to stimulate the brain for waking and sleeping) and the removal of VOC-emitting materials (volatile organic compounds), what developers are looking to build is moving well beyond what is merely required to meet the latest building code. Developers are also beginning to provide programmes that encompass mental as well as physical health. In London, we are moving on from the gym, spa and even medical concierge. One of the first schemes to be offering something more is The Whiteley where, through the Six Senses Hotel, residents can access state-of-the-art wellness facilities providing everything from meditation and mental health resources through to a personalised vitamin intravenous drip. Indeed most of the significant schemes in the pipeline are also seeking to take it a step further and are looking to partner with big global names to do so. This more individualised approach to wellness is gaining traction and where super-prime advocates lead, others, as they have in the past, are sure to follow and this trickle down will end up increasing benefit far and wide.

Family hotspots of South West and West London including East Sheen, Chiswick and Richmond have seen the strongest growth across London during the pandemic. These areas offer many of the lifestyle aspects buyers have been searching for over the past year, particularly proximity to parks or commons and more of a community feel whilst retaining strong connectivity to central London. As such, prices have increased by 6.2% in South West London and by 5.5% in West London in the year to March 2022.

First set up by the Government in 2013, the scheme began as a way of helping people purchase newly built homes. From April 2021, it was limited to first-time buyers and regional price caps were introduced. It will be ending in March 2023, meaning that anyone wishing to take advantage will need to have legally completed on their new build home by 31 March 2023. Our biggest tip for meeting this deadline is that completion doesn’t happen overnight – it can often happen months from placing your reservation fee. While the countdown to the end of Help to Buy is certainly on, there is still time to find your dream home but you should start your search sooner rather than later while homes that qualify for the scheme are still available.

There has been a strong recovery in the rates of growth across North and East London, with the 2.1% price growth in the first three months of 2022 the strongest of any prime London region. These areas continue to be popular with young professionals looking for more value and wealthy first time buyers. Indeed, these are the buyers who are most likely to be coming back into London more regularly for work. Markets here which have seen the strongest growth include Hackney and Islington, both of which have seen prices increase by more than 4% in the last year. This is also feeding into strong rental growth recovery, with rents across North & East London increasing by 15.2% over the last year. This means rents here are now 2.3% above where they were in March 2020.

Rents in London have been recovering since September 2021, when we saw demand for city centre living return. Students, graduates and international workers returned in their droves, quickly absorbing vacant rental stock. Demand has continued to outweigh stock, meaning rents have now pushed above their pre-pandemic levels, up 3.8% on average across London, according to latest data from Zoopla.

In the three months to March 2022, London saw 3.5% growth, the strongest region in the UK. The more central London boroughs of Kensington & Chelsea, Westminster and Hammersmith & Fulham have seen the greatest rent rises more recently, at 8.0% 5.9% and 5.8% in the three months to February, respectively. Westminster has also performed strongly following a fall of -13% in the depths of the pandemic. Rents here are 5.3% up on their pre-pandemic level, outperforming the rest of the capital.

Tenant demand continues to outstrip stock
Tenant demand remains strong whilst stock levels have fallen. In our recent Savills agent survey 64% of respondents said stock levels had fallen in the last three months. The current stock shortage means that prospective tenants are having to look across multiple locations to secure a property, with in many cases, rental properties snapped up even before they are advertised. Competitive bidding for stock is also wide-spread, with 18% of Savills London offices reporting that over half of deals have resulted in a bidding war.
Connectivity key for London tenants
Tenant priorities have shifted back to their pre-pandemic norm, according to our latest survey. Close proximity to a tube or train station trumps schools, while having close access to the office is more important to tenants in the capital than it is outside of London. This explains the return to growth in central London boroughs, as tenants desire city-centre living and shorter commutes once again.
Forecasts
London rents are forecast to see strong growth of 6.5% this year. Looking further ahead, we expect rents to fall back in line with income growth, increasing by 22% over the next five years.

Fitzrovia is the central London ‘village’ just north of Oxford Street, home to new media, advertising and contemporary art galleries and a great foodie destination. Old school pubs and Michelin-starred restaurants sit cheek by jowl and the mix of 18th-century houses and new developments are all overseen by the iconic BT Tower. Fitzrovia is within walking distance of my office on Margaret Street, but today I start my walk in Soho Square Gardens. Cross Oxford Street and leave Soho behind as you walk up Rathbone Place until you hit the buzzy bars and restaurants of Charlotte Street. This time I’m not stopping, so I turn right along Mortimer Street – with a quick glance down Wells Street in case I spot a famous face coming out of George Northwood’s hair salon – and then look longingly up towards ROVI, Ottolenghi’s (he of the delicious cook books) latest restaurant opening. The next right takes me on to Great Titchfield Street past the ever popular Riding House Café and the Scandi Kitchen where I pick up a takeaway coffee and cinnamon bun. I continue straight on down Langham Street, taking in 38 Langham Street, a new apartment scheme in a Grade II listed building. 17 apartments here benefit from a residents’ club room and concierge.
London on Foot: a property walk through Fitzrovia and Regent's Park
Using the BT Tower to orientate myself, I continue north on Great Portland Street – take a right at Clipstone Street, past the tiny neighbourhood restaurant, Clipstone, then a few minutes’ walk to Conway Street. Minutes away is 101 on Cleveland Street – a residential-led, mixed-use development. 88 one, two and three- bedroom apartments are arranged across a distinctive wedge-shaped footprint, sensitively integrating the scheme into the surrounding streets with a creative edge.
