Since our last portfolio the capital has at last returned to a more normal feel. Shops, restaurants, and London’s entertainment scene is bouncing back. We’ve talked before about Prime Central London always flicking the switch and leading the recovery out of a down turn. Indeed this is normally spearheaded by international buyers seeing value and taking advantage of currency opportunities. In the Covid era we are in unfamiliar territory having to play second fiddle with strong growth in the country market first, then domestic London. But the Prime Central market is beginning to stir. Savills research department have upgraded their 2022 forecast and buyers are increasingly aware of the opportunity to be had while prices remain lower. The value on offer is significant in both a historical and global context in a market where values remain on average 20.3% below their 2014 peak.
We’re also seeing an uptick in demand for a wider variety of housing types in London as office workers return, and as a result, we expect the ‘window of opportunity’ to close quickly. The return to full international travel will still be crucial to the recovery in prices across the most central, high-value parts of the capital, but there is a vibe on the street and more international visitors are finding their way into London. Fitzrovia is the central London ‘village’ just north of Oxford Street, home to new media, advertising and contemporary art galleries and a great foodie destination. Old school pubs and Michelin-starred restaurants sit cheek by jowl and the mix of 18th-century houses and new developments are all overseen by the iconic BT Tower. Fitzrovia is within walking distance of my office on Margaret Street, but today I start my walk in Soho Square Gardens. Cross Oxford Street and leave Soho behind as you walk up Rathbone Place until you hit the buzzy bars and restaurants of Charlotte Street. This time I’m not stopping, so I turn right along Mortimer Street – with a quick glance down Wells Street in case I spot a famous face coming out of George Northwood’s hair salon – and then look longingly up towards ROVI, Ottolenghi’s (he of the delicious cook books) latest restaurant opening. The next right takes me on to Great Titchfield Street past the ever popular Riding House Café and the Scandi Kitchen where I pick up a takeaway coffee and cinnamon bun. I continue straight on down Langham Street, taking in 38 Langham Street, a new apartment scheme in a Grade II listed building. 17 apartments here benefit from a residents’ club room and concierge.
Using the BT Tower to orientate myself, I continue north on Great Portland Street – take a right at Clipstone Street, past the tiny neighbourhood restaurant, Clipstone, then a few minutes’ walk to Conway Street. Minutes away is 101 on Cleveland Street – a residential-led, mixed-use development. 88 one, two and three- bedroom apartments are arranged across a distinctive wedge-shaped footprint, sensitively integrating the scheme into the surrounding streets with a creative edge. The development also offers a full suite of hotel-style amenities such as private dining room, residents’ bar, 24-hour concierge, business suite, screening room, gym and wellness suite. It’s close to Fitzroy Square, the 18th-century square designed by Robert Adam from which the area got its name. Grade II listed townhouses on the square are highly desirable: one sold in 2020 had an asking price of £7.25 million.
I carry on for another 10 minutes or so to the north west, past the grand Nash terraces of Portland Place via Regents Crescent, the only Grade I Listed new build in London. This faithful recreation of the original Nash crescent, brought back to luxurious glory after war damage, is surrounded by private gardens and offers 67 new-build apartments and nine garden villas recalling the epitome of regal elegance. To end my walk, I cross Marylebone Road to Regent’s Park, 395 acres of green space including Queen Mary’s Gardens, ZSL London Zoo and the Open Air Theatre – or you could find yourself a deck chair for a much needed rest. The easing of social distancing measures and the subsequent return to London has meant prices in prime central London have increased on an annual basis for the second consecutive quarter and, having grown by 1.4%, are now rising at their strongest pace since September 2014. This more sustained growth confirms our view that central London values have bottomed out and its recovery has begun, after 7 years of falls. This recovery is being led by larger homes with gardens which means the markets of Notting Hill, Bayswater and Holland Park have been the top performers over the past year, with all seeing growth of more than 2%. However, a gradual increase in international buyers and more office workers returning to the capital also means flat values in prime central London have risen by 0.6% over the past year - the first annual growth recorded since the 2014 peak. An increasing number of those who have bought in the country during the past 18 months are now looking for a pied-a-terre in London for mid-week use.

In central London, relatively robust housing market activity is yet to translate into meaningful price growth. The ongoing delay in the much-anticipated price recovery in this submarket undoubtedly reflects continued restrictions on international travel. However, once international travel returns we expect to see strong price growth in the market, meaning central London is currently looking like a good buy. London remains one of the world’s truly international cities, and has always enjoyed welcoming international buyers through its doors. From its restaurant and retail scene, to its rich history and culture, these qualities make central London one of the few places globally that international buyers understand, and feel secure to invest in.

The landscape of London is a marvelous thing – on the one hand it is steeped in history and permanence, on the other new development and regeneration means it is ever changing. One of the best ways to appreciate the ebb and flow is on foot and, for me, a favourite place to start is Putney Bridge. Here you have options. Either travel northwards through Bishops Park beside its famous palace, which hosted Catherine of Aragon prior to her marriage into the Tudor dynasty, the recently restored Victoria bathing pool and past Craven Cottage, home to premiership (at time of writing) football team, Fulham. This riverside walk takes you alongside the fabulous River Café, on to Hammersmith Bridge (currently closed to road and foot traffic) and beyond. Alternatively head south over Putney Bridge, the only bridge in London with a church on opposite sides of the river bank. Once on the south side you can travel west past the University Boat Race starting line and the many boat clubs that front the river on Putney's embankment, on to Barnes and eventually Richmond. However, I am going east towards Wandsworth Park, with its fabulous avenue of London plane trees and glimpses back over the river to the Hurlingham Club. Once through the park you arrive at a quaint collection of house boats and Wandsworth Riverside Quarter, home to the Marco Polo restaurant and deli – a popular local venue. Residents here benefit from an on-site Thames Clipper pier, taking commuters into the city by river. Once past WRQ you cross the River Wandle. From here, if you look right you can see the redevelopment of one of Wandsworth's oldest breweries, Ram Quarter, on the site of the Young’s Brewery, but head straight. The river walk breaks back in land for a while but soon you can hug the river again as you approach the well-loved Ship Inn beside Wandsworth Bridge. Wandering eastwards along Battersea's riverside, you’ll pass a number of new and newish riverside blocks, some more architecturally pleasing than others.
Historically most of the south bank was home to working wharves, now long gone, and this stretch became a focus for new development. The walk takes you past London's heliport and St Mary’s, one of the oldest churches in Battersea – J M W Turner famously painted the river from the church's vestry window. Montevetro sits next to the church and while it's decades since Richard Rogers architects finished the building on the old Hovis bread site, it does stand the test of time and remains one of the most popular residences along the river. Now you have a choice. Either head back north over Battersea Bridge to Chelsea or stay south until you reach Albert Bridge and Battersea Park. London on foot: a property walk along the south bank of the Thames
Family hotspots of South West and West London including East Sheen, Chiswick and Richmond have seen the strongest growth across London during the pandemic. These areas offer many of the lifestyle aspects buyers have been searching for over the past year, particularly proximity to parks or commons and more of a community feel whilst retaining strong connectivity to central London. As such, prices have increased by 5.0% in South West London and by 4.2% in West London in the year to September 2021.
West & South West
It’s no great secret that South West London is full of green space and there’s a fair amount of transformation going on too, as you’ll discover if you follow this stroll through the area. While there are plenty of parks and commons to choose from, I’m starting out at Wandsworth Common, one of the oldest in London, and finishing in nearby Balham. The Skylark Café is the only café on Wandsworth Common itself – you could get a coffee or a sweet treat from here to fortify you on your walk, or you could venture to nearby Toast Rack, an artisanal bakery on Trinity Road. The Toast Rack is also the name given to the ladder of roads on the west side of the common. Leaving the common via the south side, you can wander down Trinity Road in the direction of Tooting Bec. Just after you pass Tooting Fire Station, you’ll find Glenburnie Road on your right. One of the new developments happening just at the end of this road is the recently launched The 1840, St George’s Garden, a City & Country development in a Grade II listed building and former hospital. The scheme combines original character features and a modern specification and residents’ facilities include an on-site concierge, secure parking, private gardens and communal spaces. When you reach Tooting Bec station you’ll see Tooting Bec Common straight ahead. Here you’ll find the eponymous Lido, cricket pitch and a lake. To head towards Balham, one of London’s most popular SW districts, you’ll need to walk up Balham High Road. Along the way you’ll pass Bedford House, with a living wall, cycle storage accessible to all residents and outside space for every apartment. Its proximity to both Underground and Overground services make it well connected to the rest of the city.
On your journey you will also pass Irene Studios from Telereal Trillium, easily distinguished by its Art-Deco exterior. The apartments have been designed to offer a great home working and living environment, capturing the theme of agile working. Neighbouring Irene Studios is a favourite café of mine, Apple Blue Pattiserie, where they do the most amazing hot chocolates. As you continue into Balham you will reach Hildreth Street Market on your right, a haven for foodies set on a cobblestone pedestrian-only road. The market consistently offers variety as different stalls operate on different days. Hildreth Street also hosts many individual coffee retailers including Brickwood and Milk. You could choose to finish your walk here and enjoy a coffee, or you could finish your loop and take the short walk back to the common to enjoy some greenery and perhaps a spot of tennis or bowls if you have the energy. North London, including markets such as St John’s Wood and Maida Vale, has seen prices increase by 2.6% over the last year. Markets outside of central London have continued to be popular with those looking for more space and a more ‘village’ appeal. As such, Primrose Hill has been a star performer with prices increasing by 5.6% over the last year. The number of buyers registering here with Savills in the first six months of 2021 was 28% higher than the same period in 2020. The more domestic areas beyond central London have been driven by demand for large houses but looking ahead we anticipate there will be increasing demand from a wider range of buyers for a wider range of property types, now that social distancing measures have been relaxed.
North london
It takes about two hours to walk the perimeter of the 625 acres of Hyde Park and Kensington Gardens, and the residential homes that line the route provide an interesting price timeline – one I have watched evolve over the past three decades. Where next for this jewel in London’s super prime property market? Some 30 years ago the highest value was, and probably still is, on the west side of the park, looking east over Kensington Palace. Here you’ll find Kensington Palace Gardens, the ultimate millionaires’ row with the Metropolitan Police standing watch at the entrances to this private street lined with sublime villas and mansions. From a luxury new build perspective, 3a Palace Green was the gold medal winner of the nineties. It was the scheme that set new standards and a whole new benchmark; the first time that hotel concierge was introduced to London apartments, replacing the ex-servicemen porters who traditionally ran residents’ lives and their security. This was courtesy of the Sultan of Brunei who happened to be refurbishing his hotel on Park Lane thus leading the city’s finest concierges to look for work. Today, pretty well all prime London residential schemes are brilliantly serviced but back then it was revolutionary.
Moving into the noughties and travelling east, it was 199 Knightsbridge that caught the early eye, being the first scheme to secure £2,000 per sq ft on a regular basis. Again, the refurbishment of a landmark London hotel did the honours and this time the team from the old Carlton Tower was drafted in to offer residents five-star services. Quickly on the tails of The Knightsbridge came One Hyde Park. Love it or hate it, it is best in class and broke all price records. It’s serviced by London Mandarin Oriental with much more to boot in the form of views directly into the park, around 30,000 sq ft of amenity, a superb specification and a level of luxury living completely new to the London scene. Two decades down and into the 2000 teens. Mayfair had long lost its badge as London’s most exclusive residential area to Knightsbridge, but now was its opportunity to seize back the initiative. After all, the best restaurants, hotels and shops are in Mayfair, and Bond Street trumps Sloane Street. Nothing had been developed in Mayfair of any real significance since Grosvenor Square was being rebuilt in the 1930s. Now a series of new schemes was fighting back for the top spot including Twenty and One Grosvenor Square, which are currently London premier addresses with new schemes in Curzon Street and Audley Square to follow shortly.
As you turn northwards, Marylebone also enjoyed a renaissance in the teens but it’s the north side of the park that looks set fair for the roaring twenties. This side, with south-facing park views, has long been forgotten, the poor relation on this particular compass. The Lancaster's development was a success there in the noughties but became overshadowed by One Hyde Park. However, in this new decade we expect Bayswater to become the next London village, the new Marylebone and the most central London location that currently looks genuinely under-priced. Two new projects of real note to watch out for are Park Modern with direct views overlooking Kensington Gardens and then the highly anticipated Whiteleys, serviced by Six Senses London. Values on the north side may never reach the dizzy heights of south, east and west but they are coming off a much lower base and warrant a close look. There has also been a pick up in the rates of growth across North and East London, particularly in Clerkenwell and Wapping which both offer easy access to two of London’s main business districts, The City and Canary Wharf. These areas continue to be popular with young professionals looking for more value and wealthy first time buyers. Indeed, these are the buyers who are most likely to be coming back into London more regularly for work. This return of employees has also caused a shift in buyer priorities. Proximity to a tube or train station now ranks top of buyers’ wish lists whereas proximity to a park or open green space ranked top in June. This is also feeding into rental growth, with rents across North & East London increasing by 4.2% over the last three months – the strongest growth seen across any London region.
City, east & south london
Victoria Park is one of London’s oldest parks and dates back to the 1870s. It’s home to a weekly market, boating lake and plenty of green space. This is a great place to start a walk and gives you a range of choices. If you take Grove Road up to Victoria Park, you’ll pass the blue plaque marking the spot the first flying bomb fell on London in 1944. When you reach Victoria Park village, you could get a takeaway coffee from Gail’s, The Deli Downstairs or Pavilion Café in the park itself. Once you’ve taken in a loop of the park, you could pick up Regent’s Canal and head north towards Hackney Broadway. Here you’ll see kayakers on the canal, plenty of houseboats and the street art that is synonymous with east London. You can head up from the canal and on to where Andrews Road meets Broadway Market. From here you can walk in a straight line to London Fields. The 31-acre park is also home to London Fields Lido, an outdoor swimming pool first opened in the 1930s, closed in the 80s and reopened in 2006. About a mile from Victoria Park lies Queen Elizabeth Olympic Park in Stratford, one of London’s newest parks. A legacy of the 2012 games, the park is now home to London Stadium (West Ham FC’s home ground), an Olympic-sized swimming pool and Britain’s tallest sculpture, the Arcellar Mittal Orbit.
To get there, you’ll need to head down to the Hertford Union Canal. This is the canal that connects Regents Canal with the River Lea which goes all the way out to Bedfordshire. Keep following the canal until you reach White Post Lane, you’re now in Hackney Wick. If you turn right you’ll pass restaurants and pubs along the river, including trendy floating bar and kitchen Barge East. You’ll also see Lock 19, a canal-side scheme. If you choose instead to turn left at White Post Lane, you’ll pass Crate Brewery and Pizzeria as well as Stone Studios. And, for a real post lockdown treat you could try Tom Brown’s Cornerstone restaurant which has just been awarded a Michelin star. Whichever direction you choose, you can easily find a path that will lead you into the heart of east London’s parks which are ripe for exploring!
