The property is located in the popular village of Lelant within walking distance of Porth Kidney Sands, an all-year-round dog friendly beach, miles of beach and sand dunes with the South West Coastal path offering leisurely walks to Carbis Bay or St Ives. For the less energetic the St Ives coastal train route offers breathtaking sea views and scenery, the station for this is twelve minutes walk from the house. Local village amenities include a wine bar and deli shop, three public houses and a Parish Church. The West Cornwall golf club is just a short walk away on the edge of the village. Lelant is situated on the scenic coastal branch line to St.Ives and St. Erth, the latter being on the mainline Penzance to Paddington line. The village gives easy access to the A30 for Truro, Penzance, Camborne and out of the county. The nearby fishing port of St. Ives is well known for its prolific art scene and offers a wide range of shops and restaurants as well as further beautiful sandy beaches. The property lies on the south-eastern slopes of Carnmenellis, one of the great hills running down the spine of Cornwall. The landscape is wild and romantic with scattered small cottages and farms with fields enclosed by stone hedges made from granite moorland boulders. Sitting approximately 40m below the summit, the house enjoys a delightful rural position with far-reaching views across many miles of open countryside. The location is most attractive although not remote with other properties in the general area. Local amenities will be found at Stithians while a number of towns are within easy reach including Truro (13 miles), Falmouth, (9 miles) and Helston, (7 miles). All offer a good range of shopping facilities. A mile or so to the east is Stithians Reservoir, a body of water covering around 275 acres and offering a ranger of leisure pursuits including fishing, sailing, windsurfing and canoeing. But it is perhaps for bird watching that the reservoir is best known with a wide resident population supplemented by migrants. Also readily accessible is the north coastline which offers a choice of sandy beaches.
