The Hermitage
A rare opportunity to purchase a delightful home in one of the most sought after villages on the North Coast. Finding a home of this quality in one of the most well regarded villages on the North Coast is a rare thing. Beautifully presented with a contemporary kitchen, generous room sizes and a lovely large garden - this is a fine family home. A slate floored entrance hall leads into a recently renovated contemporary kitchen. A range of grey and white shaker-syle cabinetry wrap to two sides of the kitchen. There is an integrated double oven, induction hob with stainless steel extractor over, and a 1 1/2 bowl composite sink. A freestanding dishwasher and washing machine sit below the worktop. The kitchen is flooded with plenty of natural light thanks to roof lights set into the vaulted ceiling which were installed by the well respected local firm Phiilip Whear. The home has a delightful sitting room with exposed beams and inglenook fireplaces at either end, one of which is decorative while the other houses a wood burner and also features an decorative clome (bread) oven and slate hearth. Windows overlook the garden and what would have originally been the front door, connects the living area to the outside. The ground floor also has a shower room, cloak room & utility room.
Upstairs there are three good sized double bedrooms. The master bedroom has built in wardrobes and french doors which lead out to a patio area with a vine covered trellis creating privacy. The gardens are a delight. The lawn wraps around the house and has various seating areas from which to catch the sun all day. The gardens are south and west facing and are bordered by farmland. The property sits on the outskirrts of the vilage and so feels very private. At the southermost part of the garden is a very large summer house which has recently been re-roofed and which the current owners use as an artists studio. There is a deck to the front which overlooks the house and garden and is an ideal spot to entertain. There is also a greenhouse and garden shed in the garden. Adjoining the side of the house is a single garage which is large enough to have a workshop area while a car is parked inside. A gravel drive provides plenty of additional parking for mulitple cars or a caravan or boat etc. Services & Council Tax The property is on mains water and has private drainage. Oil fired central heating. Broadband is available. Council Tax Band E

In the owner's words
Rarely to properties become available in Mithian, let alone one as attractive as this. We would definitlely encourage a viewing. As the house is not listed there is also the possibility of extending the property - there's plenty of space in the garden to do so!

Quiet and peaceful rural property
Above: Falmouth
Above: Little Carnmenellis
The property lies on the south-eastern slopes of Carnmenellis, one of the great hills running down the spine of Cornwall. The landscape is wild and romantic with scattered small cottages and farms with fields enclosed by stone hedges made from granite moorland boulders. Sitting approximately 40m below the summit, the house enjoys a delightful rural position with far-reaching views across many miles of open countryside. The location is most attractive although not remote with other properties in the general area. Local amenities will be found at Stithians while a number of towns are within easy reach including Truro (13 miles), Falmouth, (9 miles) and Helston, (7 miles). All offer a good range of shopping facilities. A mile or so to the east is Stithians Reservoir, a body of water covering around 275 acres and offering a ranger of leisure pursuits including fishing, sailing, windsurfing and canoeing. But it is perhaps for bird watching that the reservoir is best known with a wide resident population supplemented by migrants. Also readily accessible is the north coastline which offers a choice of sandy beaches.

"Little Carnmenellis has proven to be our perfect work/life balance hideaway, the mornings and evenings are so full of nature’s chorus and the wildlife is a joy to watch. We are fortunate in that our home is surrounded by our own land and we are quite central to everything we need."
